Already have a signed agreement to sell your property?

If you have signed an agreement to sell your house or commercial property, we can assist with the transfer of property title as part of our Conveyancing Service which can be ordered directly online. Selling by auction?

Have a look at our Selling by Auction Process Diagram which outlines the process of selling a house by auction.

When purchasers bid at auction, they bid unconditionally and cannot pull out of the purchase at a later date if a problem arises, so they will want to do some minimum checking of the legal documents before they bid. This can put some purchasers off as they find the ‘homework’ too complicated or too expensive and just give up. We recommend that you do as much of the ‘homework’ for your buyers as possible to encourage them to bid at auction, including obtaining a LIM Report, and showing them that the property is ‘legally’ in order.

We offer a TLC Report which includes these minimum legal checks, including a review of the LIM, the Title and Auction Terms and Conditions.

Selling by negotiation?

When selling your property, we encourage you to do as much of the ‘homework’ for your potential buyers as possible to help give them the confidence to make you an offer which is as condition- free as possible. We recommend that you obtain a LIM Report, and show them that the property is ‘legally’ in order.
